The office is available to assist in interpretation and explanation of the zoning bylaw and provide information regarding the forms and processes required so that you have a good understanding of what options are available to you. Without a permit applied for and all information provided, it can not be stated absolutely that you could do what you have in mind. The development permit application process is in place for this purpose.
The time frame for receiving a permit decision will vary depending on the amount and complexity of technical information required to assess a development. As such, it is recommended a development permit application be submitted well in advance of the project start date. The development officer of a municipality reviews proposals in the context of the bylaw.
Please review the zoning bylaw in regard to your proposed development.
Once a Development Permit is issued, applicants can prepare their building permit submission. Professional Building Inspections Inc. (PBI), have been appointed by Council of the Town of Regina Beach to perform building inspections.
Construction CANNOT begin until the Building Application has been approved and a Building Permit has been issued.
Most new residential building projects require a building permit. This may include renovations. Permit approval is based upon conditions stated in a plan review completed by a Licensed Building Official. If approved, on-site inspections are required at various stages of construction, as listed on the plan review and subsequent inspection reports.

- Permitted Use - $100.00
- Discretionary Use - $200.00
- Accessory Use (Permitted) - $50.00; $15.00 for a new holding tank
- Accessory Use (Discretionary) - $100.00
- Grading (Fill/Excavation) & Retaining Walls - $100.00
- Temporary Use - $50.00
- Move/Demolition Permit - $100
- Sign Permit - $50
A Complete Development Application Must Include:
- Application Fee(s) as indicated on FORM(s)
- Development Permit Application
- Applicable Development FORM(s) - see below
- Required Documents as indicated on Development FORM(s), such as
- Site Plan
- Geotechnical Analysis Report
- Proposed building plans including floor plan, elevation, foundation, etc.
- Heritage Exempt Checklist, etc.

Complete the Development Application and at minimum, one FORM (A-F) must accompany the application. Complete all FORM's that apply.

Submitting A Development Application
Please submit your complete application package to the town office. You may submit your application package via email to: rbtax@reginabeach.ca
Once the complete application package is received the review process begins. All development must meet the requirements of the Zoning Bylaw and Official Community Plan.
Building Permit Application Package
- You must first have a Development Permit issued for the proposed building. This is done through the Development Permit process.
- Once your proposed development is approved, complete the Town's Building Permit Application along with the required forms of the Town's building inspectors, Professional Building Inspections, Inc. (PBI). The Plan Review Checklist on their website indicates the required information. If you have questions regarding the forms or required information, please contact PBI directly to discuss.

Once the full application package is received it is reviewed for completeness and forwarded to PBI for plan review. After the plan review report is completed, PBI will send it to the Town Office. The Town Office will contact you when the permit is ready to be issued.

Building Permit Refundable Deposits
- New Development - $500.00
- Additions/large renovations - $250.00
- Demolition Deposit - $500.00
- Building Move Deposit - $500.00
Building Permit Extension
A valid building permit is required until the completion of your project. Building permits expire 12 months from the date of issue. A building permit may be renewed for 12 months at a cost of 25% of the original permit. After 24 months, a new building permit must be applied for. Please contact Town Office to obtain cost of extension permit.
